Information About Brokerage Services Explained

As a real estate professional in Texas, it is my duty to provide clients with information about brokerage services. This document is required by law and is designed to inform consumers about the types of services that brokers and agents provide, as well as the relationship between the consumer and the broker or agent.


The Information About Brokerage Services (IABS) is a document that outlines the services provided by real estate brokers and agents to their clients. It is a mandatory disclosure that is required by the Texas Real Estate Commission (TREC) and must be provided to all potential clients at the first substantive discussion of a real estate transaction.


The IABS document is important because it outlines the different types of agency relationships that a consumer can have with a broker or agent. These relationships include:

  1. Seller’s agent – Represents the seller in a real estate transaction.

  2. Buyer’s agent – Represents the buyer in a real estate transaction.

  3. Intermediary – Represents both the buyer and seller in a transaction.

  4. Intermediary with designated representation – Represents the buyer and seller in a transaction but designates specific agents to represent each party.

The IABS document also explains the duties and responsibilities of a broker or agent, such as:

  1. Loyalty – The broker or agent must put the client’s interests above their own.

  2. Disclosure – The broker or agent must disclose all information that could affect the transaction.

  3. Confidentiality – The broker or agent must keep confidential any information that could harm the client.

  4. Obedience – The broker or agent must obey the client’s lawful instructions.

  5. Reasonable care – The broker or agent must use reasonable care and diligence in the transaction.

  6. Accounting – The broker or agent must account for all funds received during the transaction.

It is important for consumers to understand the agency relationship they have with their broker or agent, as this relationship will determine the level of representation they will receive. For example, a seller’s agent will work to get the highest price for the seller, while a buyer’s agent will work to get the lowest price for the buyer. An intermediary will work to facilitate the transaction between both parties, without advocating for either.
